Are there apartments for young adults?

So basically I'm moving to orange county for school anywhere within 20 miles of Irvine.. I don't want to be in the college student community because its even more expensive then normal apartments but where ever I go I don't want to be bothered by the yelling of my neighbors children while I'm studying.. I don't know if this is unrealistic or not.. hope not! :) ????
